Booking & House Policies

These policies apply to direct bookings made at rivertonretreat.com. Booking the home means you agree to them. They’re meant to be fair and clear — if anything’s unclear, just ask.
Payment
Reservations are paid in full at the time of booking through our secure payment processor (Stripe). We never see or store your full card number. Prices are in U.S. dollars and include the nightly rate plus a cleaning fee; any optional add-ons or experiences you select are added to your total.
Cancellation
- 30+ days before check-in: full refund, less any non-recoverable third-party costs (e.g. a chartered experience already booked on your behalf).
- 14–30 days before check-in: 50% refund of the nightly total.
- Within 14 days of check-in: non-refundable, though we’ll always try to re-book the dates and refund what we can.
If we ever have to cancel on you (a rare maintenance or safety issue), you receive a full refund. We recommend travel insurance for trips planned far ahead.
Check-in & check-out
Check-in is after 4:00 PM; check-out is by 11:00 AM. Self check-in is by smart lock — we send your code and directions a few days before arrival. Early check-in or late check-out is sometimes available as an add-on when there’s no same-day turnover.
Occupancy
The home sleeps up to 15 guests across 5 bedrooms. The total number of guests, including children, must not exceed the number on your reservation. It’s a private residence, not an event venue — small celebrations are welcome (ask us first); large parties and unregistered events are not permitted.
House rules
- No smoking anywhere indoors.
- Dogs are welcome; please keep them off the beds and clean up in the yard. Other pets by prior arrangement.
- The dock, pier, kayaks, and hot tub are used at your own risk — please supervise children near the water at all times.
- Quiet hours after 10:00 PM out of respect for neighbors.
- Leave the home tidy; a cleaning fee covers normal cleaning, but excessive mess or damage may incur additional charges.
Damage & liability
You’re responsible for any damage beyond normal wear during your stay. By booking you acknowledge that use of the waterfront, watercraft, hot tub, and grounds carries inherent risk, and you agree the owners are not liable for injury or loss except where required by law.
